The Upgrade

Heavier shingles.
Longer life. Better look.

Your roof's fine, but you want better. Let's talk about what each tier actually buys you, and how the right upgrade can pay you back at resale or on your insurance premium.

Compare the Tiers

What does premium actually mean?

3-Tab

3-Tab Shingles

Lifespan: 15–25 years

The bottom tier. We don't recommend these in Colorado. Light, flat, and they don't hold up to hail.

Pros

Cheapest upfront.

Cons

Shortest lifespan. Most vulnerable to hail and wind. Often disqualify your home from impact-resistant insurance discounts. Many HOAs no longer allow them.

Standard

Architectural / Dimensional Shingles

Lifespan: 25–30 years

What most Colorado roofs are. Two-layer construction, dimensional shadow look, a real warranty.

Pros

Solid for most homes. Easily satisfies HOA color rules. Mid-range cost.

Cons

Doesn't qualify for the insurance impact-resistant discount on its own.

We Recommend

40-Year Architectural Shingles

Lifespan: 40 years

Our default recommendation. Heavier mat, longer warranty, better wind resistance, and often the longest-lasting investment per dollar.

Pros

Long warranty. Strong wind rating. Often qualifies for insurance upgrade coverage. Resale-friendly.

Cons

Higher upfront than standard architectural. Worth it.

Premium

Impact-Resistant (Class 4)

Lifespan: 40–50 years

The shingle that actually handles Colorado hail. Reinforced with a polymer mat that resists impact. May qualify you for an insurance discount.

Pros

Hail-rated. Many Colorado insurers will reduce your premium or cover the upgrade directly. Long warranty. Highest resale value.

Cons

Highest upfront cost. Worth asking your insurer about before you decide.

Designer

Designer / Luxury Shingles

Lifespan: 50+ years

Slate-look, shake-look, dimensional textures that change the architecture of the home. Heavier, thicker, and very long-lived.

Pros

Curb appeal jump. Distinctive look. Long warranties. Real resale premium.

Cons

Highest cost. Most HOAs require approval for the color and texture.

The insurance angle most homeowners miss.

Many Colorado insurance companies will cover an upgrade to impact-resistant Class 4 shingles as part of a claim. The reason is straightforward: Class 4 shingles reduce the insurer's future claim risk. So they save money long-term by paying a little more now.

Always ask your insurer: "Will you cover an upgrade to Class 4 impact-resistant shingles? And does it lower my annual premium?" Many will say yes to both. Most homeowners don't ask, so the upgrade never gets considered.

HOAs and color rules.

Most HOAs have approved-color lists for roofing. Send us your HOA documents and we'll design within the rules so your project doesn't get held up. If you're considering a designer or specialty shingle, we'll check your HOA's allowed materials first.

Resale and curb appeal.

A new roof is one of the highest-ROI home improvements in Colorado. A premium new roof is one of the highest-ROI improvements anywhere. Architectural texture, designer profiles, and impact-resistant ratings all show up in listing photos and inspection reports.
